Upon receipt of the completed appraisal order and fully executed purchase contract (if applicable), the inspection is scheduled within 24 hours. Comparable market data is obtained from MLS , Reallist or Public Records, local title companies and/or industry specific websites. The subject property is thoroughly measured to obtain accurate square footage, digitally photographed inside and outside, major upgrades and any health issues are documented, factored and reconciled into the final estimate of value. The completed summary, self-contained or restricted appraisal report is sent via PDF format within 2-3 business days of physical inspection and most underwriting changes are made within 24 hours. Review appraisals are systematically & mathematically checked to safeguard against unrecognized appraisal procedures and assure conformity to Uniform Standards of Professional Appraisal Practice.
